Two different Rosevilles, and they need two different things.
East of the freeway you have Woodcreek and Woodcreek Oaks — 1990s houses with mature trees over them by now, which means gutters fill faster and fence lines take more branch damage.
West Roseville is the newer half: Fiddyment Farm and the developments around it, built from the 2010s onward, mostly HOA, with the settlement and builder-grade issues that come with newer construction.

What comes up here
Sun City Roseville is a 55-plus community of late-1990s houses, and a lot of them are still on original hardware. The work there's small and specific: door handles that have got stiff to turn, grab bars anchored into real backing, cabinet doors adjusted so they don't need a hard pull, thresholds that have become a trip hazard. Small jobs, done properly, that keep a house usable.
The 1990s neighborhoods have thirty years of canopy over them now. That's a once-a-year gutter clean minimum, and often twice. The cheap version of this job is the one that skips checking the fall and the downspout — which is exactly where the actual problem usually is.
Same story as the newer Elk Grove tracts: hairline stucco cracks, nail pops, doors that have gone out of square as the house settled. Straightforward to correct once, and normally it stays corrected.
