Big lots mean more fence, more trees and more gutter than the average job.
Carmichael is 1950s and 60s, and unusually for the area, the lots are large — quarter-acre and up in places like Del Paso Vale, with 1950s ranch houses through Lincoln Oaks and heavy mature canopy over Oakvale.
It has a semi-rural feel that the rest of the county mostly lost, and that shape of property changes what the work looks like.

What comes up here
Bigger lots mean longer fence runs, which means more posts, which means more posts failing at once. On a property this size a full replacement is a serious number, and a section-by-section repair plan is usually the right call — worst runs first.
Full-grown oaks are wonderful until a limb comes down on a fence line, and they fill gutters faster than any other tree in the county. Both of these are predictable, which means both are cheaper handled on a schedule than as an emergency.
Same story as Citrus Heights: original doors, original trim, original wall texture. All matchable, none of it match-able by someone in a hurry.
