Rancho Cordova houses, and what they need

Rancho Cordova is the most mixed city I work in. Modest post-war tracts sit alongside Anatolia, which is new master-planned construction, and the Mather redevelopment on the old Air Force base — now Independence at Mather — plus Capital Village near the light rail.

Turnover work between tenants

With the business park and the rental stock around Mather, a lot of what I do here is turnover: drywall patches, paint touch-ups, door and blind repairs, a hundred small things that need to be right before the next tenant walks in. Property managers get a straight price per unit and a realistic timeline instead of an optimistic one.

Older tracts with deferred maintenance

The post-war houses are small, well built and often have had a run of cheap repairs stacked on top of each other. Undoing a bad previous fix is frequently step one, and I'll tell you when that's what we are looking at.

New-build settlement in Anatolia

Newer construction, newer problems: stucco hairlines, nail pops, doors out of square, builder-grade fence hardware failing early.
