Sacramento Valley clay swells in wet winters and shrinks in dry summers. It does that every year, and fence posts feel all of it. That's why a fence here can be fine for eight years and then go over in one storm — the wood above ground looks healthy while the post has been rotting at the soil line the whole time.
Most fences don't need replacing. They need the failed posts dealt with and the sections reset.

A gate is the part of a fence that moves, so it is the part that fails. Almost every sagging gate is a post problem plus hardware that was never rated for the weight. Fixed properly, it closes with one hand and stays that way.
Materials
Redwood and pressure-treated are what most Sacramento fences are built from, and I work with both. New boards next to weathered ones won't match on day one — they blend within a season, or we stain to close the gap sooner. I'll show you both options and what each costs.

Straight answers
- Can you replace just a few boards?
- Yes, and usually you should. Replacing a section costs a fraction of a new fence and, once the wood weathers, you can't tell where the repair is.
- My neighbor and I share the fence. Who pays?
- That's between you and your neighbor — California generally treats a boundary fence as shared, but I'm not going to give you legal advice. What I can do is give you a written price you can both look at.
- How long does a gate repair take?
- Most are a single visit. If a post has to be reset in concrete, the concrete needs to cure before the gate is rehung, so that becomes two trips.
