A floor that flexes or squeaks is telling you about the subfloor, not the surface. Laying new flooring over a bad subfloor buys you about a year.

Everyone said replace it. It just needed cleaning and sealing. That happens with tile balconies constantly — the grout is filthy and the sealer failed, so the whole thing reads as dead when it isn't.

If the subfloor is gone across a large area, or the deck framing is failing rather than the surface, that's a bigger job than a handyman visit and I'll say so. I would rather turn down a job than take your money for something that won't hold.

Straight answers

Can you fix one damaged plank in the middle of the floor?
Usually yes with click-lock laminate and vinyl plank. It depends on the locking system and whether you have leftover planks. Send a photo and I'll tell you.
Why does my floor squeak?
Almost always subfloor movement against a joist or a fastener that has worked loose. It is fixable, and it is fixable from above in most cases.
Is my balcony worth saving?
More often than people expect. Photos usually tell me enough to give you a straight answer before I come out.
